What is Mezzanine Finance?
In simple terms, it is a second layer of funding secured after senior debt used at times in property development as part of the overall structured funding line.
Why is it used?
Its normally used where the developer or investor requires more funds that the lender is prepared to lend, eg on a development scenario the bank may agree to lend 75% and mezzanine funding could be put in place to take this to say 85% of project cost.
Who provides it?
It can come from a specialist lender or private equity/investors.
